Real estate marketing for agents, brokerages and developers in South Florida

We offer SEO, Google Business Profile management, Google Ads, email, social media and AI-visibility work to South Florida real estate businesses, from solo agents to developers. Every service has a published monthly price on our pricing page, and Google and Meta both limit how housing ads can be targeted.

I’ve done SEO since 2008, and we work from Boynton Beach with businesses across Palm Beach County and the rest of South Florida. Below are the housing rules that change how real estate gets marketed, and what each of our services costs.

Real estate clients and proof

We have no real estate case study we can publish here. We publish results only with the client’s permission, and a result goes on a page only after the client agrees.

Our closest published example comes from an adjacent trade. A Denver-area garage and ADU builder was second on ChatGPT on October 15, 2026 for both detached garage builders in Denver metro and ADU builders in Lakewood, with 7 key events from 32 AI-engine sessions. Its buyers search the way a home buyer does, by city and by neighborhood, though it builds homes and leaves the selling to others.

What is different about marketing real estate

Buyers search by place, and the ad platforms treat housing as a protected category. We checked these sources on October 15, 2026.

What differsWhat the source saysSource
Google restricts housing ad targetingHousing products can no longer be targeted by gender, age, parental status, marital status or ZIP code. Meta requires a special ad categoryHousing ads must be declared. Age is generally fixed at 18 to 65+, gender cannot be targeted, ZIP code selection is unavailable and Lookalike Audiences are not available.Meta for Developers, special ad category, no update date shown; the page says U.S. advertisers have had to identify housing campaigns since December 4, 2019
The Fair Housing Act covers advertisingThe Act bars ads that indicate a preference, limitation or discrimination because of race, color, religion, sex, disability, familial status or national origin. HUD says it covers nearly all housing.HUD advertising and marketing, no date shown
Agents get their own Business ProfileGoogle lists real estate agents as individual practitioners. A brokerage office and its agents are separate profiles.Google Business Profile guidelines, no date shown

Jon Loomer’s guide to Meta’s categories (published August 14, 2023, updated March 1, 2025) adds that location targeting for these ads must cover a 15-mile radius. That is a third-party report, so check it in Meta’s Ads Manager before you plan around it.

We are a marketing agency and not a law firm, and nothing on this page is legal advice. Your broker, your compliance officer or your counsel decides what an ad may say.

SEO for neighborhood and listing pages

A buyer who types a community name and “homes for sale” is searching by place. We build a page for each community you sell in, with the local detail only you have: the streets, the schools, the HOA rules and the homes you have closed there if your broker allows it. Those details make a community page useful to someone searching for homes there.

A listing expires when the home sells, so we put the effort into pages that stay useful: neighborhood pages, agent pages and project pages. We also ask your IDX vendor whether listing pages sit on your domain and whether Google can index them.

Google Business Profile for agents and offices

Google’s guidelines let a public-facing agent have a profile when customers can reach the agent directly at the verified location during stated hours. When several agents work from one address, the office creates a profile for the location, and each agent’s profile uses only the agent’s name. A solo agent working under a brand shares one profile named with the brand, then a colon, then the agent’s name.

Business Profile management covers the office, each eligible agent and the review requests that go with them. We read those rules first, because they set how each profile is named.

Google Ads under the housing policy

Housing campaigns cannot use age, gender or ZIP code, so the targeting work moves to the keywords, the ad copy, the landing page and the location radius. We write the ads around the place and the service, such as a community, a price band or a free home valuation, and never around who should live there.

The policy says its examples are not exhaustive. If you are unsure whether a project or service counts as housing, treat it as housing and ask Google. I only recommend Google Ads when it is a smart investment.

Email and social

Email marketing covers newsletters to past clients and follow-up with open-house guests who agreed to receive email. Social media covers posts, comment replies and Meta ads, which fall under the housing category above.

AI visibility

Buyers now ask ChatGPT and Google for an agent in a given city. We measure AI visibility three ways each month: referral traffic in GA4, and live buyer-style prompts in ChatGPT and Perplexity and in Gemini, with every answer and URL saved. The free AI-visibility audit shows where you appear today.

What real estate marketing costs

The prices above are the same ones every client sees on the pricing page. We do not set a separate range for real estate. The price moves with how competitive your market is, how many communities you cover and which services you hire.

For what the main services cost, see our guides to what Google Business Profile management costs, what SEO costs for a small business and what Google Ads management costs.

Ad spend is separate. What you pay Google or Meta goes to them, and our management fee is on top.

Where to start

A solo agent with a small budget can begin with Business Profile management, then add SEO for the two or three communities that bring in most of the business. A brokerage with many agents needs the office profile, a page structure for each agent and a rule for who owns the reviews. A developer with a project launch can run Google Ads for the launch and SEO for the project page that lasts after the sales office closes. On a 15-minute call I will say which order fits your market.

FAQ

How much does real estate marketing cost?

There is no separate real estate range: SEO is $1,000 to $1,600 a month, Business Profile management is $450 to $650 and Google Ads management is $600 to $1,000. Ad spend is extra. Email, social media and AEO have their own prices on the pricing page.

Can I target real estate ads by age or ZIP code?

Not on Google or Meta for housing ads. Google’s housing policy removes gender, age, parental status, marital status and ZIP code targeting, and Meta’s housing category fixes age at 18 to 65+ and removes ZIP codes. Campaigns rely on search keywords, the ad copy and a location radius instead.

Can every agent in my brokerage have a Google Business Profile?

Often, but each agent must be reachable directly at the verified location during stated hours, and the office needs its own separate profile. Google also says a practitioner’s profile name should contain only the agent’s name. Check the guidelines before you create profiles in bulk, because the naming rules are specific.

Do you work with real estate agents and developers?

We take on South Florida agents and brokerages, and developers, from our base in Boynton Beach, and meetings run over Google Meet or Zoom. Our industries page lists the other fields we serve, and the proof section above says what we can show.

Can I get my real estate business named by ChatGPT?

We can work toward it and we cannot promise it. eMarketer reported on April 2, 2026 that 40 to 60% of the sources AI tools cite change every month. A mention earned this month may drop out next month, so we track it monthly.
